Residency Rules
Residency rules are essential to maintaining a safe, respectful, and harmonious living environment. They typically cover guidelines on guest access, quiet hours, cleanliness, safety protocols, and the responsible use of shared spaces. Adhering to these rules ensures a positive and well-structured community for all residents.
Resident’s Responsibilities
- Occupants/Lessee must not interfere with the reasonable peace, comfort, privacy of other students
- Occupants/Lessee must keep noise to a minimum in consideration of other students
- Illegal substances will not be tolerated and offenders will be reported to the police.
- Occupants/Lessee are not permitted to affix any items to any walls (i.e.) sticky tape, blu-tak etc.
- Occupants/Lessee must keep TV and radio (if any) at an acceptable level as not to disturb other students or to create noise pollution.
- Drunk/ Disorderly behaviour is unacceptable.
- All repairs and maintenance within the premises or your room must be reported to the caretaker as soon as noticed.
- AT NO TIME are Occupants/Lessee permitted to become abusive, verbally or physically with any other resident in order to resolve disputes. Disputes must be reported to Lerathaba Residential Management who will attempt resolution between all occupants involved.
- Bathrooms must be left free of excess of water on the floor or vanity areas
- All Occupants/Lessee must ensure all lights and non-essential items are turned off when not in use or if you are not around
- All furniture and inclusion must remain as they are and not removed any time apart from taking the chair to the TV Room.
Visitors and Guest Responsibilities
- Short stay visitors are welcome at any time however, this property is not a private home and overnight (sleep over) guests are not permitted. Visitors must leave the property by
- Visitors are prohibited from entering the rooms of occupants other than their host and residents are responsible for the conduct of their visitors including payment for any damage or breakage that may occur.
- Occupants/Lessee must ensure their guests are aware of the house rules for these premises and they do not interfere with the reasonable peace, comfort or privacy of other residents.
- Occupants/Lessee must ensure their guests leave common areas clean and tidy after using them.
Animals
No animals to be kept on the premises AT ANY TIMES.
Keys and if you are locked out
- Occupants/Lessee who lose their room key will be charged a replacement fee of R15.00 per key
- If you are locked out, you may collect a key from the caretaker (R20.00 cash deposit must be left to be refunded if the key is refunded the same day).
- Occupants/Lessee must not tamper with/change any lock in the premises
- Occupants/Lessee must not make copies of keys without written permission from Lerathaba Management
SMOKING, DRUGS AND ALCOHOL
- Smoking, burning candles, oil burners, incense burners, bar/oil heaters etc. are prohibited at all times. Tenants may smoke outside ONLY; SMOKING IS PROHIBITED IN THE BUILDING AT ALL TIMES. This includes your room and the internal common areas. This rule exists for the comfort and safety of all the occupants.
- Smoking is prohibited within 4(four) meters from any entry door or window
- Smoking is only permitted outside and you must ensure ALL entry doors are closed.
- DO NOT leave cigarette butts lying around or in any containers anywhere in the property.
- The use of drugs and drinking is strictly prohibited within the Occupants/Lessee’s rooms and all the common areas of the building.
General Cleaning
- Occupants/Lessee is responsible for cleaning their rooms.
- All kitchen appliances and work surfaces and benches should be cleaned after use.
- Occupants/Lessee must leave common area neat, clean and tidy after using them. Common areas in this property include: Kitchen, share toilets and showers, hallways and outdoor areas
- A cleaner will clean the common areas
- The cleaner and caretaker are here to help maintain the property.
- Personal items such as suitcases and bicycles must not be left in the common areas at any time. Caretakers have been instructed to remove any items from the common areas if left by the Occupants/Lessee.
